Barcelona's Cheapest Barris in 2026, by What You Actually Pay

The short version
- Over the last four quarters, the average new contract in Barcelona was €1,147 a month. In 13 barris it was under €850.
- The cheapest is Ciutat Meridiana, at €596. All 13 are in four districts, and seven are in Nou Barris.
- Cheap per month mostly means small. The ten cheapest average 61 m², against 71 m² for the city.
- The list changes if you rank by the m². Canyelles is the second cheapest per m² but ninth per month, because its flats average 80 m².
- Few flats come up in the two cheapest barris. Ciutat Meridiana and la Trinitat Nova signed about 100 contracts between them in a year. El Carmel signed 419, at €792.
Lists of cheap barris are usually ranked by price per m². That's the fair way to compare them, and the neighbourhood guide does it. But a budget is a monthly number, so I ranked the barris by what people actually signed for each month.
The data is INCASÒL's, from the deposits landlords lodge for every new contract. I used the last four published quarters, April 2025 to March 2026, weighted by the number of contracts in each. A barri needs at least 30 contracts in that year to be ranked, and 68 of the city's 73 have them. Baró de Viver would top the list at €536, but it had six contracts in the year, and so did Vallbona.

All 13 are in four districts: Nou Barris (7), Horta-Guinardó (3), Sant Andreu (2) and Sant Martí (1). The next on the list, Porta, is just over the line at €854.
Cheap per month, or cheap per m²
The ten cheapest average 61 m², against 71 m² for the city. Part of the low rent is simply a smaller flat.
Rank by the m² instead and the list shuffles:

If you need space, Canyelles and la Guineueta give you more flat for the money. If you need the lowest monthly figure, Verdun and el Carmel get there with smaller flats.
Where cheap flats actually come up
A low average doesn't help much if nothing comes up. The contract count is how many flats were rented in the year.
- The two cheapest barris are also two of the smallest markets. Ciutat Meridiana signed 60 contracts and la Trinitat Nova 42. That's about one a week, or less.
- El Carmel signed 419, more than any other barri on the list. La Prosperitat (315), el Turó de la Peira (248) and el Besòs i el Maresme (204) come next.
- All 13 together signed 2,113 contracts, about 1 in 15 of the city's total.
How they've moved since 2019
Across the city, rent per m² on new contracts is up about 20% since 2019.
The cheap barris are split. Some have barely moved: la Trinitat Nova is down 1%, Ciutat Meridiana up 6%, el Bon Pastor 7% and Canyelles 8%. Others rose faster than the city: la Trinitat Vella is up 35%, la Prosperitat 25%.
I wouldn't read a trend into that. These are small markets, and a handful of contracts for bigger or newer flats can move a barri's average a lot from one year to the next.
What these numbers can't tell you
- Asking prices. These are signed contracts, not listings. A flat listed today can ask more than last year's average.
- The flat itself. One average covers everything from a renovated flat to one that needs work.
- Getting around. Several of these barris are on a hill or near the end of a metro line. How steep and how noisy has the slope and noise of every barri.
