How this works

We take the average registered price per m² in your barri for the year you signed, and the latest quarter, and apply the ratio to your rent. Working in ratios means we never need to know your floor area. Every figure is INCASÒL’s, from deposited contracts — not asking prices.

Questions

Does this tell me what my landlord is allowed to charge?
No. It tells you what rents actually did in your neighbourhood. Legal limits are set by an official index tied to your address and building, and we link to the Generalitat’s own tool for that.
Why does the year matter more than the month?
INCASÒL publishes quarterly, and a single quarter in a small barri can rest on very few contracts. Averaging the year smooths that without hiding the trend.
My neighbourhood is missing a year. Why?
INCASÒL withholds any area with fewer than six registered contracts in a quarter, so thin barris have gaps. The year picker only offers years your barri actually has.
